Once again, we owe a huge thank you to the volunteers who have helped out all year. We’ve completed some repairs on the boat dock, constructed permanent trash receptacles and gave the clubhouse a cheery new coat of paint. One air-conditioner was repaired, and one has been replaced. Ceiling tiles in the clubhouse were replaced and a drainage problem repaired.
Due to the vigilance of volunteers and watchful neighbors, in cooperation with law enforcement,
we’ve seen fewer squatters and vagrants in the neighborhood.
The tight real estate market has produced quite a bit of buying and selling activity and we would like to welcome all the newcomers.
It has been nice to see members taking advantage of the clubhouse, hosting weddings, showers and
birthday parties. As usual, we’ve held several successful community events such as our Easter Egg
Hunt and a Summer Fun Day. We look forward to the fall holiday parties with our new activities
director, Darla Lynch. She will also be in charge of keeping the website up to date with a calendar of
events and helpful community information.
The road and bridges bond passed, and Pine Trail Shores is scheduled for phase two of the project.
Fingers crossed for new roads in here in the next year and a half or two.
Please note the Notice of a special meeting at the end of this letter. To be eligible to vote,
owners must be members in good standing, with no violations or outstanding balance. There is one
vote per membership. You must be present at the special meeting to cast a vote. Two board seats are up for re-election, the president and the treasurer. The board’s recommendation is to keep the present board intact.

NOTICE OF SPECIAL MEETING
The Board of Directors of Pine Trail Owners Association is calling a special meeting to be held at the clubhouse, 20172 Eastern Hills Drive, Flint TX immediately following the Annual meeting on September 24th, 10am.
The purpose of the special meeting is to vote on increasing assessments.
As stated in Section 1 of the Bylaws, only those who are members in good standing of the Pine Trail Shores Club may vote. Membership will be verified before the vote.
The assessments were set in 1971, when a stamp cost 6 cents and a gallon of gas cost 36 cents. An increase has been needed for many years, but the steep spike of inflation in the last few years has made this increase absolutely critical for the continuation of the association.
This board has been extremely conscientious about operating costs. The men on the board do practically all repairs and maintenance, built new stationary trash cans, painted the clubhouse and all the playground equipment and picnic tables. All for free with donated skill, time, effort. Board members and Volunteers mow and trim and empty trash at the docks for free. Past boards paid an accountant, but our Treasurer generously volunteers all her accounting skills and time for free. She also sewed all new curtains for the clubhouse for free. We recently switched phone plans to cut costs. All board members, as well as committee members, volunteer their time and effort in:
maintaining the website, planning community activities, throwing holiday parties and events, fielding calls and answering questions, handling complaints, dealing with deed restriction violations, screening improvement requests, dealing with title company requests, running off vagrants and cooperating with law enforcement. All of the above costs the association nothing. It is all volunteered.
The board proposes raising and simplifying assessments to $50 per year per owner (not per lot). Membership in the club would remain at $50 per year per owner. This proposed increase is imperative, not only because of inflation since 1971 for things like electricity, water, materials and liability insurance, but also because the clubhouse is in dire need of a new roof and both boat launches need to be repaired or replaced.
